Broker compensation & exclusive representation disclosure
Brokerage listings and agency status
These five properties are brokerage listings of Mersaes Real Estate, Inc., listed by Juan Hernandez. Viviana Shoulders — Team Lead REALTOR® of OVMAY Realty Group, powered by Mersaes Real Estate — is a sales agent sponsored by Mersaes Real Estate, Inc.; she is not the listing agent and does not individually represent the sellers. She is marketing the brokerage’s listings and is available to discuss potential buyer representation with qualified, unrepresented prospects.
Written agreement and exclusive scope
Texas law requires an applicable written agreement before a license holder shows residential real property to a prospective buyer or performs certain residential buyer-brokerage activity. For this five-property campaign, buyer-representation and private-tour services through Viviana Shoulders are offered only after the prospect is qualified and the buyer and Mersaes Real Estate, Inc. sign a written, property-specific, exclusive buyer-representation agreement. That agreement—not this page or the inquiry form—will state the services, term, exclusivity, compensation, and termination provisions. Viewing this page or submitting the form does not create an agency relationship, reserve a property, or guarantee a showing.
Intermediary notice
Because Mersaes Real Estate, Inc. is the listing brokerage for these properties, the brokerage may represent both seller and buyer only as an intermediary with the required written consent and any appointments made by the broker as applicable. No intermediary relationship or consent is created by this page or form.
Broker compensation
Broker fees and commissions are not set by law and are fully negotiable. Any buyer-broker compensation, including the amount or rate or an objectively ascertainable method for determining it, will be disclosed in the signed buyer-representation agreement. A buyer broker may not receive compensation from any source that exceeds the amount or rate agreed to with the buyer. A buyer may request or negotiate for a seller or listing broker contribution toward buyer-broker compensation, but no contribution is promised or guaranteed and any contribution must be reflected in separate written agreements and transaction documents. This page is not an offer of compensation through any MLS.
Verification, showings, and third-party costs
Property data, price, measurements, taxes, schools, condition, availability, and showing access are subject to change and must be independently verified. Showing requests are subject to listing-broker and seller instructions, property availability, qualification, and required written agreements. Proof of funds or lender pre-approval appropriate to the selected property may be requested through a secure follow-up process. Do not place financial account numbers, government identification numbers, or financial documents in the public inquiry form. No closing cost, lender charge, title charge, inspection cost, appraisal cost, referral fee, or other third-party expense is included or promised by this page.
