Whether you are touring Lennar, Toll Brothers, Highland Homes, Perry Homes, or a boutique custom builder, the polished sales professional in the model home works for the builder or seller. They may be helpful and courteous—but they are not your buyer’s agent, and their duty is not to protect your interests.
Their role is to explain the builder’s product and sell homes on the builder’s terms. Your REALTOR® is the professional who can advise you independently, compare competing communities, identify risks, negotiate where possible, and advocate for your goals from contract through closing.
Many builders require your agent to accompany you or register you at the first visit. Policies differ by builder and community, so do not sign in, tour, reserve a lot, or begin negotiations until you and your REALTOR® have confirmed the rules.
